Additionally, you may want to consider using your unit for corporate rentals. We even have companies to offer a service where we'll take care of fully furnishing your unit to this end. We have a couple companies whom we can recommend to you that have furnished several units for many of our owners are various condo properties throughout Las Vegas. We currently manage many units at The Meridian and are in NO way associated with any of the previous managers, hotel operators, agents, brokers or staff at the Meridian. we have an office mins from the property and have been managing many corporate units in and around the strip. Important Notice to ALL Meridian Owners!!

 

Jennifer Martin Realty is very familiar with the situation at The Meridian. Prior to July 1st we had owners of units at the Meridian, as our clients in property management for the units they owned at other condo developments in Las Vegas, corporate rentals, High Rise condos, Mid Rise condos or condo hotels. With the lease at The Meridian being guaranteed to owners, they did not need our services for their units at The Meridian prior to July 1st.

Since July 1st we began receiving many phone calls from irate owners who did not receive their rent money for July 1st. Our office helped many facilitate a formal eviction. Some owners did this on their own, and then called me once they received keys, but being mostly out of state some were having a hard time getting anywhere,  so we stepped in and helped complete the process through our local eviction company including a deadbolt install and the hotel card reader disabled.

I am a licensed property manager and Nevada Real Estate Broker as well as Realtor. I am licensed in Nevada and Hawaii. I specialize in condo properties, sales and property management. We have an office in Las Vegas mins from the Meridian, and I have several agents whom also work for me, as well as an assistant. We also own the “House Hunting Safari” a foreclosure tour bus which features weekly tours of foreclosed homes, pre foreclosures homes, short sales, trustee deed sales, new construction deals, builders standing inventory, bank owned homes/ condos, and just the best deals on condo/ homes right now.

Currently we are still looking for properties at The Meridian and other communities to manage. We are able to help you perform and eviction, or if you prefer the mutual termination we can help with that as well, and then have the deadbolt installed and card reader disabled. Our services to you can be as much or as little as you want them to be.

For us to gain possession our unit through the eviction process the cost is $500 and this includes the whole eviction, a new deadbolt, and the card reader disabled. You will need to sign an authorization with us to give us permission to facilitate the eviction, and a property management agreement. We will keep you updated throughout the whole process.

Once you have possession of your unit and sign property management agreement with us our services include the following:

  • A complete inventory of the items in the unit.
  • Pictures of the interior
  • Facilitate deadbolt installed and card reader disabled.
  • MLS Listing of each unit
  • Virtual Tours
  • Lock box installed for easy showing
  • Showings from 9-9pm daily
  • Finding a tenant

Screening the tenant- Back Ground checks, credit history, employment verification, rental history, sex registry, terrorists, criminal check, bad check registry, public records, and id verification. We will call you first to let you know what the situation is as far as the tenant is concerned and let you know the status of their back ground check, the amount of tenancy they are looking for and so forth. If you agree we will sign a lease with them, collect a security deposit, cleaning fee, and either a standard lease or our short terms lease. We will send it to you for a signature and then return a signed copy to the tenants.

Upon move out we will do an inventory check, take pictures, have the unit cleaned and ready for the next tenant / guest and address any repair issues. We will return the deposit to the prior tenant within 30 days less any monies owned for damages, or utilities final bills.

We are the Vegas High Rise/ Mid Rise Condo Experts and have a pool of tenants ranging from entertainers, models, actresses, NBA players, Famous DJ’s, Strip Entertainers, Headliners and staff, Medical Dr’s Plastic Surgeons, Dentists , Corporate Executives, and many others who have rented our units.

We do not share all of our marketing strategies here on our website or to any person because our marketing is such a huge part of our success that we would rather not share it with our competition. We do however spend thousands a month on marketing and promise to rent out your unit in a timely fashion.

What we ask from you is that you be reasonable in the amount of rent you and sign all documents in a timely fashion.

It’s that simple.

Our management fees are 10% of the monthly rents.

Nevada reserve fees are 200. (Refundable to you after we mutually part ways)

We use state board approved forms.
